The average rate of independent hotels rises 39% in January

The average daily rate (ADR) of independent hotels in Spain stood at 118 euros during the month of January, which meant an increase of 39% compared to the same period last year, according to data provided by the management system hotel RoomRaccoon.

ADR rise despite the fall in occupancy

According to RoomRaccoon, in January of last year the ADR of independent hotels in Spain reached 85 eurosHowever, in January 2024 the average daily rate has increased by 39%, reaching 118 euros.

“Despite the decrease in occupancy rateswhich went from 34% in January 2023 to 25% in January 2024, independent hotels have been able to capitalize on the available demand by adjusting their pricing structures,” indicates said platform.

“This resulted in a 2.5% increase in revenue per available room (RevPAR), going from €29 in January 2023 to €30 in 2024″, adds the company.

According to Carlos Vásquez, market director of RoomRaccoon for Spain, “although the decrease in occupancy rates may seem worrying at first glance, hoteliers have made strategic adjustments to prices to counteract possible income losses.”

In this sense, he adds, data analysis is essential to “identify the pricing strategies that best adapt to ups and downs in demand.”
