The Airhotel near Domodedovo was bought by its tenant

The ZONT Hotel Group company bought the Airhotel complex from Domodedovo Airport. The transaction amount was 1.7 billion rubles. The facility has been managed by the company since 2012. As reported in the press release, Airhotel was the first hotel in Russia to be managed using a “rental” model.

“Renting a hotel should not be confused with leasing a building, when the owner simply rents out the property he owns for a certain period of time. This is the constant work of a team of professional hoteliers to maintain the hotel building in the condition in which it was transferred, as well as to generate a permanent income for the owner with his minimal immersion in operational processes,” explained Nikolai Filatov, CEO and co-owner of ZONT Hotel Group.

Why, in such situations, did the management company decide to buy the hotel and not continue to rent it? The head of the Atelika Hotel Group chain, Alexey Vysokanov, believes that the issue is always about money and economics – if the hotel has a good price and self-sufficiency, then a deal is inevitable. In such cases, first of all, only those properties that are of interest to management companies and investors are purchased, since the price of hotels is overpriced.

“Buying a hotel using loans is unreasonable with current rates. Most likely, funds from some investors were raised,” Alexey Vysokanov is sure.

The Chairman of the Board of the Association of Hoteliers AMOS, Dmitry Bogdanov, agrees with this, and believes that there really was an investor who decided to “purchase a good asset” and made ZONT Hotel Group “an offer that they could not refuse.”

The company has not announced plans to renovate the hotel, but judging by the reviews of some subscribers of the Roof of TurDom telegram channel, this clearly would not hurt.

“We stayed many times: small lobby, small rooms, high audibility, long elevator,” wrote one of the readers.

Among the advantages, subscribers noted the proximity to the airport, the availability of a transfer, the cleanliness of the rooms and delicious food, as well as a minibar. On Yandex.Maps, the hotel rating from tourists is 4.6 (2120 reviews), on TripAdvisor – 3.5 (747 reviews).
